Lease and Legal Agreements

Here's what to consider when reviewing your lease:

• Rent: Make sure the lease clearly states the rent amount and the due date each month. Check for any clauses about rent increases—some leases include provisions for annual or mid-lease adjustments. It's also a good idea to ask if there are late payment penalties and how those are applied.
• Lease duration and renewal: Know how long your lease lasts and the process for renewal. Will it automatically renew, or will you need to give notice if you plan to stay? Be clear on the timeline for informing your landlord if you intend to move out or extend your lease.
• Security deposit: Understand the amount and due date of your security deposit and the conditions you must meet to receive a refund.
• Maintenance responsibilities: Clarify which maintenance tasks are your responsibility and which belong to the landlord/property manager. 
• Breaking the lease early or subletting: Understand the consequences for an early lease termination. Will you be responsible for paying rent until the lease ends, or is there a penalty fee? If you’re considering subletting, check the terms. Some landlords prohibit subletting, while others allow it with prior approval.
   

• Document everything: Take photos or videos of the apartment’s move-in and move-out condition. This documentation can help protect your security deposit if disputes arise over damages.
• Get everything in writing: Any verbal agreements with your landlord, such as promises for repairs or adjustments to the lease, should be confirmed in writing. This helps avoid misunderstandings and ensures that both parties are held accountable.
• Know your rights: Tenants have legal rights regarding housing conditions, rent increases and eviction procedures. Research local tenant laws or contact a legal aid service to make sure you’re fully aware of your protections.
